People think of the Toledo area as one place. Administratively it is two, and the Maumee River is roughly the line. Which side your house is on decides which court, which offices and which fees apply to your sale.
Which is which
- Lucas County: Toledo, Maumee, Sylvania, Oregon, Waterville, Ottawa Hills, Holland
- Wood County: Perrysburg, Rossford, Bowling Green, Northwood, Walbridge
The one that catches people out is Perrysburg. It is minutes from Maumee, shares the same daily geography, and is in a different county with a different court and a different fee schedule.

The conveyance fee
- Lucas County: $4.00 per $1,000 of sale price, plus $0.50 per parcel
- Wood County: $3.00 per $1,000, plus $0.50 per parcel
On a $200,000 sale that is $800.50 in Lucas and $600.50 in Wood. Set by each county, not by the state, and not negotiable by anyone. It is the one closing cost with no discussion attached to it.
The probate court
If the owner has died, this is the one that matters most, because nobody can sign a deed until a court appoints someone with authority.

Ohio law is the same in both, including the simplified route for smaller estates that runs one to two months against nine to twelve for full administration. What differs is the court, the clerk and the local practice. The sequence is in selling an inherited house in Toledo.
The auditor and recorder
Deed records, transfers and property data live with the county your parcel is in. A lost deed is not a problem in either county, because the record is what matters, not your copy. See what documents you actually need.
The treasurer, and delinquent taxes
Each county runs its own collections and its own payment plan programs. Lucas County carries roughly $152 million in delinquency across about 19,000 parcels, and offers a payment plan for owners trying to keep the house. Wood County has its own arrangements. Either way, back taxes come out of the sale proceeds rather than stopping the sale.
The city layer, which is separate again
County and municipality are different things, and this trips people up too. City of Toledo code enforcement, its 72-hour and 30-day deadlines, the Nuisance Abatement Appeals Board and Toledo Housing Court apply in Toledo. They do not apply in Maumee, Sylvania or Perrysburg, each of which is its own municipality with its own ordinances, even where two of those are in the same county as Toledo.
So: Maumee is Lucas County but not the City of Toledo. Perrysburg is neither. The Toledo rules described in selling a house with code violations are Toledo rules specifically.
