Almost every buyer who works Toledo treats Perrysburg as part of Lucas County. It is not, and the mistake shows up in the places that cost you time.
Perrysburg is in Wood County
The Maumee River is the county line. Cross it and everything administrative changes:
- The probate court. An estate on a Perrysburg house is filed in Wood County, not at 700 Adams Street in Toledo. Different court, different clerk, different queue
- The auditor and the recorder. Transfers, deed records and property data are held by Wood County
- The treasurer. Delinquent taxes and payment plans are a Wood County matter, and the county programs are not the same as Lucas County
- The conveyance fee. Wood County charges $3.00 per $1,000 of sale price plus $0.50 per parcel. Lucas charges $4.00 per $1,000. On a $300,000 Perrysburg house that is $900 rather than $1,200
- Municipal code enforcement. Perrysburg is its own city with its own ordinances. Toledo rules, and Toledo Housing Court, do not apply here
None of it is complicated. It is just a different set of offices, and a buyer who does not know which set can lose you two weeks finding out.
What the market looks like
Perrysburg is the highest-value market in the area, with an average home value around $338,600 and a population near 25,200. Compare that to Toledo proper, where the median runs closer to $135,000. Same metro, more than double the number.
Two consequences for a seller here:
- The commission is bigger in absolute terms. At the Ohio average of 5.90%, a $330,000 sale carries roughly $19,500 in commission. That is the single largest number in your closing, by a wide margin
- Repairs matter more. At this price point buyers expect condition, so a house that needs work is further from its neighbors than the same house would be in Toledo
